February 2021 Bryan/College Station Housing Statistics

The Bryan College Station Regional Association of Realtors finally rolled out their February 2021 month in review of the performance of the market, looking at the following pieces of performance data: median price, number of active listings, number of closed sales, average days properties spent on the market, number of months of inventory, and average listing price breakdown across all properties.

This month, the median home price in Bryan TX increased to a price of $219,595, an +16.5% change from the same month in 2020. Looking at active real estate listings, we had a total of 247 this month, a 41.9% decrease compared to the same month in 2020 with a 11.8% decrease in closed sales to a total of 60 this month. Housing supply statistics showed a 13 day decrease of average days on the market from the same month in 2020 to 88 this month and a 2.6 month decrease in number of months inventory to 2.5.

College Station Housing Performance Overview

This month, the median home price in College Station TX increased to a price of $257,825, an +10.7% change from the same month in 2020. Looking at active real estate listings, we had a total of 303 this month, a 58.7% decrease compared to the same month in 2020 with a 46.4% increase in closed sales to a total of 142 this month. Housing supply statistics showed a 16 day decrease of average days on the market from the same month in 2020 to 97 this month and a 3.3 month decrease in number of months inventory to 1.8.

This month, the median home price in BCS increased to a price of $250,450, an +19.3% change from the same month in 2020. Looking at active real estate listings, we had a total of 777 this month, a 47.4% decrease compared to the same month in 2020 with a 14.7% increase in closed sales to a total of 266 this month. Housing supply statistics showed a 20 day decrease of average days on the market from the same month in 2020 to 100 this month and a 2.9 month decrease in number of months inventory to 2.2.

This month, the median home price in Brazos County TX increased to a price of $257,825, an +18.5% change from the same month in 2020. Looking at active real estate listings, we had a total of 699 this month, a 47.7% decrease compared to the same month in 2020 with a 24.2% increase in closed sales to a total of 246 this month. Housing supply statistics showed a 15 day decrease of average days on the market from the same month in 2020 to 101 this month and a 2.9 month decrease in number of months inventory to 2.2.
