The Bryan College Station Regional Association of Realtors finally rolled out their January 2021 month in review of the performance of the market, looking at the following pieces of performance data: median price, number of active listings, number of closed sales, average days properties spent on the market, number of months of inventory, and average listing price breakdown across all properties.

This month, the median home price in Bryan TX housing market increased to a price of $200,040, a +7% change from the same month in 2019. Looking at active real estate listings, we had a total of 259 this month, a 38.2% decrease compared to the same month in 2019 with a 9.1% increase in closed sales to a total of 72 this month. Housing supply statistics showed a 21 day decrease of average days on the market from the same month in 2019 to 100 this month and a 2.5 month decrease in number of months inventory to 2.6.

This month, the median home price in College Station TX Housing increased to a price of $243,250, a +1.4% change from the same month in 2019. Looking at active real estate listings, we had a total of 343 this month, a 47.2% decrease compared to the same month in 2019 with a 26.1% increase in closed sales to a total of 116 this month. Housing supply statistics showed a 16 day increase of average days on the market from the same month in 2019 to 124 days this month and a 2.3 month decrease in number of months inventory to 2.1.

Looking at active real estate listings, we had a total of 756 this month, a 39.3% decrease compared to the same month in 2019 with a 21.5% increase in closed sales to a total of 232 this month. Housing supply statistics showed a 1 day increase of average days on the market from the same month in 2019 to 121 this month and a 2.3 month decrease in number of months inventory to 2.4.
